Eagle County 2018 Year End Real Estate Trends
Overall Trends:
Overall the real estate market in Eagle County experienced a drop in unit sales of 2.4% but an increase in dollar volume of 8.45%. The unit sales dipped in large part due to inventory availability and some macro factors including affordability and interest rate increases to name a few. Dollar volume rose in large part to a healthy luxury market that increased 27% in unit sales and over 34% in dollar volume. The good news for all markets is that inventory levels start the year up 12.5% from the start of 2018 and historically that signals a strong sign of buyer engagement and movement in our market. Resort Specific Trends:
2018 was a strong market for Vail Valley resort real estate. Units sales in Beaver Cr
eek Resort increased by 6.4% and core Vail sales increased by over 15%. In Vail specifically, dollar volume was up by over 35% in the core areas and 30% in outlying neighborhoods. The increase in dollar volume was buoyed by a number of luxury sales, highlighted by two $23m sales on Rockledge Road and Beaver Dam Circle. Overall luxury sales increased 27.5% in units compared to 2017 and 34% in dollar volume. The holiday season was a busy one and strength in the resort markets should continue into 2019.
Down Valley Specific Trends:
Neighborhood markets in Eagle County were mixed in 2018 with strength in the Eagle area and mixed results mid-valley and further west in Gypsum. Markets that did not exceed 2017 experienced lower than normal inventory levels and were more affected by affordability and interest rate increases.
The positive news for 2019 is that for all markets inventory levels start the year up 12.5% from the start of 2018 and historically that signals a strong sign of buyer engagement and movement in our market. Interest rates have actually plateaued and even trended down a bit from late 2018 and that bodes well for a positive start to 2018 for home buyers and sellers.
