Arrowhead Real Estate
Arrowhead is a gated community that is within walking distance from awesome golf and epic skiing – not to mention its top-tier dining and an overall amazing vibe. While technically not part of Edwards, it is remarkably close and provides the most immediate ski access to the community. (Arrowhead Village is about a five-minute drive from downtown Edwards.)
Arrowhead is one of three main bases of Beaver Creek Ski Resort. It is the furthest west of the three: Beaver Creek Village, Bachelor Gulch and Arrowhead. With luxury amenities and restaurants in the area, along with the easy ski access, condos in Arrowhead command premium prices. Condos typically range from one to four bedrooms. For the uber-wealthy, a few slopeside ski-in, ski-out private homes can’t be beat.
Cordillera Real Estate
Cordillera has five unique neighborhoods, each with their own perspective of Vail Valley. There’s the Summit, the Divide, the Ranch, the Valley and the Territories. The Summit puts you on a perch above the valley, with panoramic, 360-degree bird’s-eye views. The Ranch, at a lower elevation, provides ample open space and room to move. In the Valley, an even lower elevation, reap the benefits of a shorter winter season, milder weather and a little warmer (and longer) summer.
Golfers seek out Cordillera for its trio of Championship courses and challenging single short course that are a distinct part of this active community. There is also an equestrian center and stables, a summer day camp, stocked fishing ponds, ice rink, ski club and private access to the Eagle River.
In total, there are about 900 residences in the Cordillera community, ranging from approximately $2 million to $5 million, or more.
Homestead Club Real Estate
Homestead Club is a nice mix of private homes and pleasantly manicured open spaces. Only a short jaunt from the Riverwalk, the area has a lot of single owners, families, retired individuals and couples, and second homeowners who love the ski convenience, outdoor rec possibilities and tight-knit charm of Edwards.
Homestead Club Court is at the center of the neighborhood. Homeowners pay monthly dues to the homeowners’ association for upkeep and facility maintenance. The association is governed by an elected Board of Directors.
There are about 835 residences at Homestead Club, with about 400 acres of open space. Homes are mostly 3-bedroom and 4-bedroom residences that go for approximately $1 million to $1.5 million, depending on location and specific amenities.
Miller Ranch Real Estate
Miller Ranch presents a good mill of single-family homes and duplexes, along with a few row houses and mill loft condos. The ranch was completed in 2006, so most of the homes are still in wonderful condition. There are about 280 residences in this neighborhood.
Many locals aim for a residence at Miller Ranch because it has a great sports complex, several nice pars and an above-average dog park. It’s also just a short walk from the Riverwalk and many of the local schools.
The neighborhood follows deed restrictions and housing guidelines, so it is considered true workforce housing. In fact, it has won numerous awards for its innovative solutions to workforce housing. At Miller Ranch, you must apply and be added to the buyer list to be considered for a purchase. Owners need to meet certain requirements and qualifications in Eagle County. The deed restriction limits resale prices and requires buyers earn at least 75 percent of their annual income in the county.
Singletree Real Estate
Singletree is close to everything that’s great about Edwards – shopping, dining, entertainment, skiing and the river, just to name a few! Spread across 1,000 acres, Singletree offers a mix of single-family homes, townhouses, duplexes and condos. There’s a community center, athletic facility, playground and a few fun pocket parks.
Sonnenalp Golf Club at Singletree is one of the state’s finest courses, and has an elegant clubhouse and fine-dining restaurant for discerning members and guests. There are also multi-sport fields, tennis courts and a swimming pool at the club.
The high desert climate of the Singletree neighborhood has earned it the nickname “Sunbelt of the Valley” for its warmer weather compared to the rest of Vail Valley. Owners enjoy a desert landscape with magnificent sage brush and other drought-resistant shrubs. Many of the residences at Singletree have an authentic Southwestern-style architecture that matches the surroundings ideally.
Singletree homes are bigger – up to 7 bedrooms and 7,000 square feet – and range from $1 million to $5 million or more depending on location, amenities and furnishings.
